Important Things to Know About Sealcoating

PaveCo SealcoatingSealcoating is one of the best ways to keep your parking lot or commercial driveway smooth and ensure longevity. By sealcoating your pavement, you save money that you would ordinarily spend repairing tears and potholes.

PaveCo. National specializes in paving and sealcoating; and we recommend that any paved area should have sealcoating done to protect it after the first 24-36 months of being installed. This allows the asphalt to cure and develop enough porosity for the sand in sealer to penetrate and fill the voids created. The new sealer prevents the surface from being further damaged by weather, traffic, UV rays, water, gas, oil, salt and other elements that can penetrate the surface and cause damage or potholes over the years.

Another benefit of sealcoating is that it keeps your asphalt surface looking beautiful and helps to retain that lustrous charcoal color that pavements should have. Sealcoating also makes it easier to clean oil spills and other elements that would make your pavement look unattractive or dirty to your clients and visitors.

Sealcoating helps you maintain your asphalt pavement after we have completed your project. Parking lots, especially small ones that have tight parking areas, experience a lot of pressure from vehicles trying to park. Whether it is constant flow of traffic or localized turnings of cars trying to park properly in tight spaces, your asphalt parking area is exposed to a lot of wear and tear.

Using Coal Tar Emulsion (CTE) to provide a layer of sealcoating on your parking lot or commercial driveway is one method of keeping them performing as good as new. It protects your asphalt surface from damage by water, wind or other elements that can cause damage. A well-applied sealcoating can increase the lifespan of your asphalt by almost 100 percent and minimize your maintenance budget by more than 60 percent.

Using Asphalt Emulsions (AE) to sealcoat your freshly installed pavement is the more preferred route. This is due to the sealer having bonding properties to the asphalt it is meant to protect. If your parking lot or HOA roadways are virgin, in that they’ve never been sealed, call one of our asphalt advisors to learn why this type of sealer is the best way forward to protect your substantial investment.

Before we apply a sealcoating to your asphalt, we ensure that the area is free from dirt and moisture. We make use of industrial equipment to sweep and clear the asphalt surface.

We spray the sealcoating surface using specialized equipment or a hand squeegee, depending on the size of the project. Once the sealcoating application is complete, we seal off the area for up to 48 hours to allow it to cure properly.
